Grohe Home Additions & ADU: The Redwood City Owner’s Guide

We stock and install Grohe-compatible plumbing fixtures for home additions and ADU projects in Redwood City, with typical installed costs running $45,000-$130,000 for full additions and $90,000-$220,000 for detached ADUs. Grohe Eurocube, Eurodisc, and Minta series fixtures are what we see most often in Peninsula builds, and we keep common cartridges, thermostatic modules, and rough-in valves on the truck for same-day swap-outs when a fixture fails mid-project. Most Redwood City owners discover the problem when water pressure drops unevenly across the new addition, or when a thermostatic shower valve starts delivering scalding water without warning.

Which Grohe Models This Applies To

Grohe labels its residential lines clearly on the escutcheon ring or underside of the spout. The Eurocube series, with its square profile and 1/2-inch connections, is the most common spec we see in Redwood City ADU kitchens where counter depth is tight. Eurodisc, the older lever-style line, uses a 46mm cartridge that is not interchangeable with the 35mm cartridge found in newer Minta pulldowns. The thermostatic shower valves, part of the Grohtherm line, have a date stamp on the brass body behind the trim plate that tells us whether you have the pre-2013 3/4-inch high-flow body or the post-2013 Eco version with integrated flow limiters.

OEM Grohe cartridges run $45-$120 depending on series, and we source them through authorized distributors in San Jose with next-day availability on oddball parts. Aftermarket equivalents exist for the 46mm and 35mm cartridges at roughly half the price, but we do not install them in thermostatic valves because the temperature-mixing tolerance is too tight. For standard single-handle kitchen faucets, a quality aftermarket cartridge is fine and we will note it on the written quote so you can choose.

Signs Your Grohe Home Additions & ADU Is Failing

Signs Your Grohe Home Additions & ADU Is Failing
  • Water temperature swings without touching the handle. The thermostatic wax element inside the Grohtherm valve has degraded, usually from mineral buildup accelerated by Redwood City’s moderately hard water. The element can no longer expand and contract fast enough to maintain the set temperature.
  • Handle gets stiff, then loose, then stiff again. The ceramic discs in the cartridge are cracking. This cycling happens because the cartridge housing has micro-flexed over years of use, and Redwood City’s clay-heavy soil can transmit minor foundation movement to wall-mounted fixtures.
  • Pulldown spray head won’t stay docked or retracts slowly. The braided nylon hose has lost its weight, or the magnetic dock ring has corroded. In coastal Redwood City, salt air gets into open windows and accelerates corrosion on the dock magnet more than inland Peninsula cities.
  • Low flow from a faucet that used to run strong. The flow restrictor is clogged with sediment, or the check valve in the supply line has jammed with debris. This is common after construction on the main line in Redwood City neighborhoods like Farm Hills where aging cast iron is being replaced.
  • Dripping from the spout when fully closed. The cartridge seals have hardened. Grohe uses EPDM rubber in most residential cartridges, which lasts 7-10 years in Redwood City’s climate but degrades faster if the fixture sits unused for months, as happens in some ADU builds.

Replacement Cost & What’s Included

Service Price Range
Grohe cartridge replacement (kitchen/bath) $180-$340
Grohtherm thermostatic module replacement $320-$580
Full Grohe faucet swap (same location) $450-$780
Rough-in valve replacement with wall access $680-$1,200
Home Addition (full project) $45,000-$130,000
ADU Construction (detached) $90,000-$220,000

The range depends on wall access, whether we need to open tile or drywall, and whether the original installer left enough service slack in the supply lines. Under Clause 1 of The Haven Standard, you get the written price before anyone picks up a tool. That quote includes the part, labor, any necessary wall repair up to 2 square feet, and a 365-Day Done Right Promise on the installation. We pull permits when required by Redwood City’s building department, and every visit includes a documented photo record of the work area before and after.

You can safely check whether the problem is the cartridge or the supply by turning off the angle stops and testing pressure at the supply line, but do not attempt to remove a Grohtherm thermostatic module yourself. The brass body is under 60 psi of municipal pressure, and the retaining clips are positioned where a slip with a wrench can crack the tile backer or shear the valve body. We have replaced three valves in Redwood City where a homeowner cracked the rough-in and flooded the new addition.

For standard single-handle faucets, cartridge replacement is straightforward if you have the right cartridge number and a basin wrench. The catch is identifying the cartridge correctly, Grohe has changed part numbers twice in the past decade, and the wrong cartridge will seat poorly and leak behind the wall. If you are not certain, call us at (650) 560-7228. We will walk through the identification over the phone, and if you want us out, we will give you the written price before any work starts.
