  • Sash drops or won’t stay open. The coil balance spring has lost tension. In Redwood City’s mild but damp climate, these springs corrode faster than the manufacturer rates them for; we replace them with stainless-steel equivalents that hold calibration longer.
  • Visible moisture between glass panes. The insulated glass unit (IGU) seal has failed, which means the desiccant inside is saturated and the Low-E coating is degrading. This cannot be repaired; the IGU gets replaced as a sealed assembly.
