IKO Kitchen Remodeling: The Redwood City Owner’s Guide

IKO kitchen remodeling in Redwood City typically runs $14,000-$45,000 installed, depending on whether you’re refreshing cabinets and countertops or stripping to studs and reconfiguring the layout. We stock IKO-compatible materials and can usually begin demo within two weeks of a signed agreement. Most Redwood City homeowners realize their kitchen needs more than a part swap when cabinet boxes swell from Peninsula fog penetration, or when original IKO-specified laminate counters delaminate at the sink cutout after fifteen years of dishwater exposure.

Which IKO Models This Applies To

IKO doesn’t manufacture cabinets or countertops directly. They specify and warranty complete kitchen systems through licensed contractor networks, sourcing cabinet carcasses from partner mills and pairing them with IKO-branded hardware packages, drawer systems, and installation standards. If your kitchen was built or remodeled through an IKO-authorized contractor between 2008 and 2019, the cabinet boxes are likely ¾-inch plywood construction with IKO-specified Blum or Grass hinge plates, and the countertop substrate is probably IKO-certified particleboard with a specified laminate or early-quartz overlay.

To identify your system, check the hinge cup bore inside the cabinet door frame for an IKO stamp or part prefix, and measure the drawer box depth. Pre-2014 IKO kitchens used 21-inch depth on base cabinets; post-2014 shifted to 24-inch to accommodate larger Peninsula-style sinks common in Redwood City’s 1950s ranch remodels. The OEM hardware is still available through IKO’s contractor supply chain, but we often spec equivalent Blum Tandem slides and Salice hinge plates that meet the same cycle-test standards without the markup. Grant Rowan keeps a cross-reference sheet from every IKO job we’ve touched in Redwood City since 2015.

Signs Your IKO Kitchen Remodeling Is Failing

Signs Your IKO Kitchen Remodeling Is Failing
  • Swollen cabinet bottoms under the sink. The IKO-specified particleboard substrate wicks moisture from dripping traps or failed caulk. In Redwood City, where morning fog keeps exterior walls damp six months a year, this shows first on north-facing kitchens. The fix isn’t a new bottom panel; it’s pulling the sink base, drying the carcass, and resealing with a marine-grade plywood replacement.
  • Drawer fronts sagging or separating from the box. IKO-specified Grass or early Blum drawer systems use ⅜-inch side-mount brackets that fatigue after 50,000 cycles. A family of four hits that in about eight years. The drawer itself is usually fine; the bracket set and slide pair need replacement with current Blum Tandem plus soft-close.
  • Countertop seam separation at the cooktop or sink. Original IKO laminate installations used 1½-inch buildup strips that shrink differentially from the substrate. The seam opens, water gets in, and the particleboard swells. On Cambria or Caesarstone upgrades we see this less, but the original IKO quartz-specified installs from 2012-2016 used a thinner ¾-inch substrate that can telegraph stress cracks.
  • Wall cabinets pulling away from the stud line. IKO’s installation standard called for #8×2½-inch cabinet screws into studs at 32 inches on center. Redwood City’s older homes, especially in the Stambaugh-Heller neighborhood, have 24-inch stud spacing or true 2×4 studs that don’t hold modern screws well. The cabinets tilt; doors rub. We find this during every third IKO-era kitchen we open in the city.
  • Hinge plates stripped or doors out of plane. The original IKO-specified Grass Nexis hinges used a plastic dowel that crystallizes after a decade. Doors drop, don’t close flush, or snap the dowel entirely. The hinge bore is usually intact; the plate and dowel set is the swap.

Replacement Cost & What’s Included

Scope Redwood City Range
Full IKO kitchen remodel (demo to finish) $14,000 - $45,000
Cabinet replacement only (stock to mid-grade) $4,000 - $13,000
Countertop replacement (laminate to quartz) $2,000 - $6,500
Backsplash installation $800 - $2,500
Kitchen island addition or rebuild $3,000 - $10,000

What drives the range: cabinet grade (particleboard box vs. plywood vs. full custom), countertop material (laminate, quartz, or granite), and whether we’re moving plumbing or electrical. Every Rowan quote in Redwood City is flat-priced with a written scope before work starts. Under Clause 1 of The Haven Standard, that number doesn’t change unless you sign a change order. We pull permits, pass inspections, and include a 365-Day Done Right Promise on every kitchen. The documented photo record, standard on every visit, shows you the substrate condition before we cover it.

There’s safe checking and then there’s false economy. A homeowner can verify the hinge stamp, measure drawer depth, and confirm where water is coming from. That’s useful information to relay when you call.

What goes wrong fast: cutting into a cabinet run without confirming electrical routing, or demoing a soffit that turns out to be a structural beam wrapped in drywall. We’ve rescued three Redwood City kitchens in the past two years where the owner removed a “non-load-bearing” wall that was, in fact, carrying the second floor. The IKO system is also warranty-voided if non-authorized contractors alter the original installation. We’re independent of IKO, but we document our work to their standard when the customer requests it for warranty transfer.

Call (650) 560-7228 and we’ll walk through what you’re seeing. If it sounds like a simple hinge swap, we’ll say so. If it sounds like the subfloor under your dishwasher is rotten, we’ll schedule a site visit and put a written number in front of you before anyone picks up a pry bar.
