  • Soft spots near the shower threshold. Plant Prefab’s factory shower pans are fiberglass-composite with a gel-coat finish. Once the gel coat crazes, water migrates through the laminate and saturates the OSB subfloor. There’s a clear line here. An owner can safely remove a wall-hung vanity to inspect the carrier bolts and PEX connections, and you can confirm whether your exhaust fan’s humidity sensor is the problem by disconnecting it and running the fan on manual. What you should not attempt: cutting into a Plant Prefab wet-wall panel to assess backer-board damage, or removing a factory shower pan that may be structurally tied to the subfloor. The bonded membrane assemblies in Treehouse and Wilder units are single-plane waterproofing - one puncture compromises the entire field, and there’s no patch that meets the manufacturer’s 10-year standard.
