  • Visible gap at the module-to-module seam. The steel connection channels in pre-2020 LivingHomes units can settle differentially if the foundation pad wasn’t poured to Plant Prefab’s ±1/4-inch tolerance. What looks like caulk failure is often frame movement, and recaulking without shimming the connection just buys you another season.
  • Condensation inside the MEP chase. When the chase gasket fails, warm moist air from Redwood City’s summer marine layer hits the cooler ducting and condenses. We’ve found standing water in chases that owners assumed were drain leaks - the water’s coming from air, not pipes.
