Therma-Tru Driveway & Pavers: The Redwood City Owner’s Guide

Therma-Tru does not manufacture driveway pavers or hardscape products. The brand produces entry doors, sidelites, and door systems. If you’re searching for “Therma-Tru driveway & pavers,” you likely have a Therma-Tru entry door system adjacent to a paver driveway or patio in Redwood City, and the failure you’re seeing involves water intrusion at the threshold, settling pavers undercutting the door frame, or a rotted sill plate where the door meets the hardscape. We repair and replace these door-to-hardscape transitions throughout Redwood City, typically for $3,500-$8,500 depending on whether we’re resetting pavers, replacing the Therma-Tru sill assembly, or both. Most Redwood City homeowners notice this problem after rain. Water pools at the base of the Therma-Tru door, or the threshold feels spongy, or there’s a visible gap between the bottom of the door frame and the pavers that wasn’t there when the house was built. In the Stambaugh-Heller neighborhood, where craftsman homes from the 1920s and 1930s sit on original foundations with newer Therma-Tru door retrofits, we’ve seen this exact failure pattern dozens of times.

Which Therma-Tru Models This Applies To

Therma-Tru’s entry door lines include the Classic-Craft, Fiber-Classic, Smooth-Star, and Pulse series. Each uses a different threshold and sill assembly, and the part that interfaces with your pavers is not universal. Classic-Craft and Fiber-Classic doors typically ship with an adjustable composite sill with a thermally broken aluminum cap. Smooth-Star uses a similar assembly but with a different jamb depth, usually 4-9/16″ or 6-9/16″. Pulse series doors, being more contemporary, often have a lower-profile threshold that sits closer to the finished floor height, which creates less tolerance for paver settlement.

To identify your exact Therma-Tru model, check the hinge-side jamb for a stamped label or the glass corner for an etched manufacturing date code. The threshold itself will have a part number molded into the underside if you can access it. We carry replacement sills and composite caps for all four series on our Redwood City trucks, plus aftermarket equivalents from Endura and Pemko where the OEM lead time exceeds what the job allows. Aftermarket thresholds match Therma-Tru specs for height, width, and thermal break performance, though we note the OEM part number on every written quote so you know exactly what you’re getting.

Signs Your Therma-Tru Door-to-Paver Transition Is Failing

Signs Your Therma-Tru Door-to-Paver Transition Is Failing
  • Water stains on the interior side of the threshold. This means the sill pan or composite dam underneath the threshold has cracked or the caulk joint between the threshold and the paver edge has failed. Redwood City’s clay-heavy soil shifts with winter rains, and that movement cracks rigid sealants faster than flexible ones.
  • The door sticks or drags at the bottom. Pavers settling under the door frame have thrown the threshold out of level. Therma-Tru sills are designed to drain outward, but a tilted sill pools water inward instead.
  • Visible rot or soft spots in the subfloor just inside the door. By the time you feel this, water has been migrating through the sill pan for months. In homes near Redwood City’s downtown, where lot lines are tight and downspouts often discharge too close to the foundation, this accelerates.
  • Gap between the threshold and the paver surface. A proper installation leaves no more than 3/8″ between the bottom of the aluminum threshold cap and the paver. More than that, and you’re losing air seal and inviting rodents.
  • Efflorescence (white powder) on the pavers directly outside the door. This is water evaporating through the paver joints after passing under the sill. It means the bedding layer and base rock are saturated, which undermines the paver bed and the door frame simultaneously.

Replacement Cost & What’s Included

Scope Redwood City Price Range
Therma-Tru sill/threshold replacement only $1,200-$2,800
Sill replacement + local paver reset (up to 3 sq ft) $2,800-$5,500
Full door frame rebuild + paver regrade + drainage correction $5,500-$8,500

The price range depends on three factors: whether the Therma-Tru jamb legs are also rotted (common when water has sat for more than two seasons), whether we need to remove and reinstall pavers to install a proper sill pan with end dams, and whether the original installation omitted the sill pan entirely, which we find in about 30% of Redwood City retrofits from the 2005-2015 era. Every quote is flat-priced in writing before work starts. Under Clause 1 of the Haven Standard, that number does not change unless you sign a change order. We pull permits when required by Redwood City’s building division, and every visit includes a documented photo record of the substrate condition, the new sill pan installation, and the finished paver interface.

There’s no high-tension danger here like a garage door spring, but there is a sequencing trap that wastes money. An owner can safely pull back a few pavers and look for the sill pan, check for rot in the subfloor with a screwdriver, and verify whether the threshold is level with a 2-foot level. What goes wrong is replacing the threshold without addressing the paver settlement that caused the leak, or installing a new sill without an end-dammed pan, which channels water straight into the wall cavity. We’ve been called to Redwood City jobs where a homeowner did the threshold twice in three years because the base rock underneath the pavers was never recompacted. Measure twice, document once, build it so it doesn’t come back. If you want the problem solved once, call (650) 560-7228 and we’ll put the scope and price in writing.
